Key Questions Answered

Can foreigners own property?

Foreigners cannot own land freehold. Condominiums can be owned (up to 49% of a building). Long-term leases (30 years, renewable) are the most common workaround for houses.

How long can you remain after your work visa is pulled?

Typically 7 days after a work permit is cancelled. You would need to exit, then re-enter on a tourist visa or arrange a new non-immigrant visa quickly.

Nightlife overview

Excellent. Bangkok, Chiang Mai, Phuket, Pattaya and Koh Samui all have thriving nightlife scenes ranging from rooftop bars to full moon parties. Very easy for expats to socialise.

Who attends international schools — expat kids only, or local kids too?

Both. Thai students who can afford it attend international schools alongside expat children. Some top schools have majority local student bodies.

Are international schools usually foreign-owned or locally-owned?

Mixed. Many major schools are owned by large foreign education groups (Nord Anglia, Cognita, Dulwich) but some are Thai-owned and locally operated.

Are medical checks needed for a work permit?

Yes. A medical certificate (including chest X-ray, blood tests) is required as part of the work permit application process in Thailand.

Other checks and considerations when moving

Criminal background check required. Degree and teaching certificates must be notarised and apostilled. Non-Immigrant B visa must be obtained before arrival for most nationalities. Work permit processing can take several weeks.
